Background:
The Alliance is one of 15 to be created throughout Omaha as called for in the ‘neighborhood vision’ section of the City of Omaha Master Plan. Immediately after it was announced in September 2005, the Benson-Ames Alliance initiated a yearlong planning process with the objective of developing a master framework for revitalizing the area.
To accomplish this, the Alliance sought out public opinion to help identify issues and propose solutions, holding several public meetings and workshops. These activities were managed by a team of consultants and an advisory committee drawing on community leadership and expertise. The plan is a direct result of this intensive public effort.
Important plan elements:
- Development framework: Advocates mixed-use commercial centers incorporating retail, office, and residential space that are pedestrian-oriented and linked to surrounding areas and neighborhoods. Four areas are targeted for redevelopment: 72nd/Military, downtown Benson, 50th and 60th/Ames, and North Saddle Creek;
- Mobility framework: Calls for improvement to traffic circulation patterns through the area, including new public transportation nodes, streetscape enhancements, etc;
- Housing: Encourages a diversification of residential development that, while respective of neighborhood context, brings income diversity to the area;
- Public space and character: Promote the revitalization and improvement of area parks, particularly the Cole Creek corridor, and calls for signage the demarcates unique parts of the Alliance
